Who we serve
At REAL Texas Capital, we serve two groups: (1) our Borrower Partners and (2) our Capital Partners.
For our Borrower Partners: We provide short-term loans (6-12 month terms) to real estate investors. Our capital is used to acquire and rehab properties for fix & flip, fix & rent, and new construction. We focus primarily on single-family residential projects in Houston, Bryan/College Station and the I-35 corridor including Waco, Austin, and San Antonio.
Is this Hard Money or Private Money? We get that question often. Yes, our underwriting does focus on the asset securing the loan. However, we do not use institutional money to fund our loans. Our loans are funded using our own capital and that of our Capital Partners. Texans investing in Texans without involving banks, Wall Street hedge funds, or insurance companies.
Although every project and each borrower is unique, we can provide up to 85% of the purchase price and 100% of the rehab budget, up to 70% loan to value. Our loans are interest only with the principal due at maturity.
Our goal is to be the trusted and reliable financing arm of your real estate investing business. Your success is our success, and we believe in people over profits.
For our Capital Partners: We provide opportunities to passively invest in debt secured by real estate as a private money lender. Although private money lending has been around for decades, it is not something you will hear about from most financial advisors, CPAs, or attorneys as private lending is an alternative to Wall Street. Private lending is designed to provide consistent cash flow and attractive returns while being secured by real estate. It truly is a way to invest in “Main Street” and help turn “ugly houses” into “homes” for deserving families.
Yes, we believe private lending is such a solid investment, we like to say that “we eat our own cooking!” In other words, we invest our funds alongside our Capital Partners.
