  • We are a small group of experienced real estate investors. We have been in your shoes as fix & flippers, builders and buy & hold investors.

    We invest our own capital along with private investor participants. No third parties are involved in the origination of our loans. When you speak with us, you are talking to the decision-makers.

  • We focus on lending in Austin, San Antonio, and Bryan/College Station markets. Additionally, we loan in DFW, Houston, and sub-markets..

  • Currently, our rates start at 12% and are specific to each project. We look at several factors including the property, loan to value, the exit strategy, and the borrower’s experience, credit, and capacity.

    Our capital is privately sourced and each loan is structured so that all parties are set up for success.

  • Although every lending situation is unique, our rule of thumb is to lend up to 65-70% of ARV (After Repair Value) for fix & flip and bridge (BRRRR) loans.

  • In most cases, the borrower will provide a down payment of 15-20% of the purchase price (plus closing costs). We will fund up to 85% of the purchase price and 100% of the rehab (assuming the total loan is no more than 65-70% of the After Repair Value).

    If applicable, we will consider cross-collateral in lieu of a down payment.

  • Our focus is on Single Family Residential (SFR), but we will consider duplexes, triplexes, quads, and some small-balance commercial.

  • No, we do not lend on a borrower’s homestead or current residence. We only provide commercial/business loans on investment property.

  • The borrower usually sets the tone of how quickly funding can occur by efficiently and completely completing your loan file. It is helpful to have an electronic folder with your personal, business entity, asset statements, as well as the specific project info including:

    -Executed purchase contract

    -Detailed scope of work

    -Well-defined exit strategy

    An organized and responsive borrower will enable us to move rapidly through the loan process. We generally like to have 10 business days to fund but can fund more quickly.

  • Most of our loans have 2-4 points origination fee, a $995 fee for valuation, docs, etc.
